Over the summer as you take time off to relax on holiday, many
of you may realise that you'd like to spend more time in nicer
places. After realising that staying on vacation is not an
option, you may decide that moving to nicer offices upon your
return is the answer.
This month's ACUMEN Property Picks concentrates
on top notch properties for SME businesses around the Brighton
area. Commercial buildings are graded in a manner that would
put the OECD's Happiness Index to shame - matters such as
usability, convenience for workers and clients, physical
appearance, sustainability, links to public transport are all
considered in grading property.
For businesses with 10-20 staff, finding the better properties
can be a challenge, especially in a city like Brighton where it can
seem that the highest quality properties have acres of floorspace
that (unless your staff wanted a 5-a-side football pitch) would
never be used. When you're talking about paying £15+ per
square foot, copious amounts of extra space is not something that
you'd want.
However, there are some great exemplars of quirky, high grade
space:

1. 19a Portland Street (above Barclays on
North St)
Proximity to Station: 7
mins
Physical Attributes: The offices themselves are based above
Barclays Bank on North Street, a real landmark building in the city
centre. Various users have been in the building over the
years - the bank itself, a national healthcare company and
others. This means that the common parts have been put and
kept in a nice state. Stepping out of the offices, you're in
the midst of the hustle and bustle of central Brighton with the
Lanes in front of you and the Laine behind. No more worries
about what to do during your lunchbreak!

2. Lyndean House (43-46 Queens Road)
Proximity to
Station: 3 mins
Physical Attributes: Out of the station, and straight into work
- barely time to open your umbrella with this office. The
building is home to a number of thriving businesses and you'd be in
amongst them here. The building itself has been fitted out to
a high specification and for those who can't bear the walk from the
station, there are parking spaces too.

3. Queensberry House (103-109 Queens
Road)
Proximity to Station: 3
minutes
Physical Attributes: For those coming into or going out of
Brighton, this property could not be more convenient: again, a
stones-throw (or pebble-toss) from the station. Queensbury
house had a significant and high-profile facelift a couple of
years ago, making this a thoroughly pleasant space for you and your
workers. Also, if you're prone to gazing into the middle-distance,
the office has great views upwards over the terraces of the West
Hill, and backs onto the North Laine.

4. Trafalgar Court (opposite The Great
Eastern)
Proximity to
Station: 8 minutes
Physical Attributes: Time for something completely
different! This building was fitted out and worked in by its
designer. The building picked up an award and you can see
why. It has turned a quiet corner of Brighton into a real
statement of a building with glass frontage and sweeping
staircases. If you can ignore the heft price-tag, this highly
unusual building could be for you.
