There's no getting away from it: Brighton & Hove can be an expensive place to do business.  There's a reason of course… it's a great place to live and work, there's a lot of opportunities for the right businesses here to sell and attract top-quality workers… and there's not that much space about in the desirable areas.

This doesn't apply to everyone though.  So if you can get away with being 20 minutes or so out of town - there are some tangible financial benefits.

Richmond House High Street Crawley

There's a whole building here to move into and put your business' stamp on if you want it.  Companies with anywhere between 10 to 40 employees can find adequate space.  There's parking and "mod cons" that are few and far between in the conservation-area strewn less corporate-minded towns of Sussex.  Rent starts at about £12.50 per square foot, but a sensible landlord receiving an offer from a good tenant in these times will often look on it favourably.

Continuing the "Richmond House" theme - if you're looking for flexibility, this is it.  Short leases are acceptable if you want to give the place a test before you commit to 3/ 5 years.  The office is at the corner of the Roundhill Conservation Area in Brighton in a largely residential zone.  The rent is cheap at £8.50 per square foot and I'm told that you won't be surprised by the service charge which is said to be at around about a steady £1 per square foot.

It's unusual to find an office with such good transport links (less than 50m from Preston Park Station on the London main-line) at a good price.  The building itself is a bit airy and a bit quirky with split-level floors.  The landlord's been looking for the right buyer for a while now, so if you are the right tenant, you could get further concessions.
